An energy audit should be the first step before making any significant energy conservation investment in a home or building.

A systematic approach should be taken when conducting an energy audit, progressing from functional needs, to demand-side equipment, and then to the supply-side equipment.  For example once the needs and operating practices for a hot water heating system have been documented, the end uses such as baseboard perimeter heaters, unit heaters and heating coils would be examined for waste before the boilers were examined for operating savings.


The ASHRAE handbook documents 3 levels of audits:


1) Walk through assessment:

A cost effective audit that analyzes the energy bills and briefly surveys the building. The analysis focuses on savings and cost analysis of low-cost/no-cost measures and listing potential capital improvements which merit further investigation.


2) Energy survey and analysis:

The auditor will undertake a detailed breakdown of the building energy use and a detailed survey of the building.  This audit lists all practical measures that are consistent with the owner's economic, maintenance and renovation criteria.  Energy & energy cost savings are reported on each conservation opportunity.  An energy balance is also conducted.  This will show energy usage broken out into different end uses.


3) Detailed analysis of capital intensive modifications:

The most detailed of energy audits, all appropriate energy conservation measures for a facility are identified and a financial analysis will be performed based on implementation costs, operating costs & attainable savings.  Each energy conservation measure will report the amount of energy to be saved, the amount of the cost along with the amount of time for payback.  Operations & maintenance procedures will be reviewed for any suggested changes.  Site consideration, geographic location, number of occupants, schedules & use are utilized in evaluating the building.

The Federal Government is offering incentives for the 2011-2012 year under the ecoENERGY Retrofit - Homes program to help single & multi-unit home-ownes make their buildings more energy-efficient and reduce the burden of high energy costs with rebates up to $5,000.


The Provincial Government is currently issuing incentives up to 50% of the cost for energy auditing and/or retrofitting all building types through the OPA's saveONenergy program.
